“Property agent” can cover several different types of service. An estate agent may focus on property sales, while a letting agent helps landlords find tenants. Some agencies also provide full property management.

Before signing up, establish exactly what is included. Services might cover:

  • Property valuation and pricing advice

  • Property marketing and viewings

  • Finding buyers or tenants

  • Referencing and tenancy administration

  • Rent collection

  • Property inspections

  • Maintenance coordination

  • Sales progression or ongoing property management

If you are a landlord, determine whether you need tenant-find support, rent collection or full management. For sellers, ask how much support the agent provides after an offer has been accepted.

3. Compare Fees and Additional Charges

Price matters, but the cheapest agent is not automatically the most suitable. Two agencies may quote similar headline fees while offering very different levels of service.

Ask for a clear breakdown of all charges before agreeing to anything. Check whether there are additional costs for photography, floor plans, accompanied viewings, tenancy renewals, property inspections, maintenance administration or ending the agreement.

A useful question is:

“What will I pay in total, and what services are included in that amount?”

Getting the answer in writing makes it easier to compare agencies fairly.

4. Check Relevant Credentials and Legal Compliance

Due diligence is particularly important when an agent will handle client money or manage a rental property.

For example, relevant property agents in England must belong to an approved redress scheme, while letting and property management agents who hold client money are subject to client money protection requirements. Requirements can differ across the UK, so check which rules apply to your property and circumstances.

Ask the agent to provide evidence of relevant memberships, protections and professional credentials rather than relying solely on statements made during a sales conversation.

5. Look at Their Reputation and Reviews

Online reviews can provide useful insight into an agency's communication, reliability and customer service. However, don't judge an agent purely by its overall rating.

Read recent reviews and look for recurring themes. Pay particular attention to comments about communication, unexpected charges, handling of repairs, property viewings and how problems were resolved.

You can also ask the agent for references or speak to previous clients where appropriate. A consistent reputation across different sources can tell you more than a handful of testimonials displayed on the agency's own website.

6. Examine Their Property Marketing Strategy

Good marketing can affect how quickly a property attracts suitable buyers or tenants.

Don't sign an agency agreement simply because the agent seems helpful or offers an attractive fee.
