Choosing the Right Property Agent in the UK: Key Factors to Check

Choosing a property agent is an important step when buying, selling, letting or managing a property. The right agent can make the process more organised, while a poor match may lead to unclear communication, unexpected costs or unnecessary delays.

With many agencies offering different services and fee structures, it helps to look beyond the first quote you receive. Here are the key factors to check before choosing a property agent in the UK.

1. Check Their Experience and Local Market Knowledge

Property markets can vary considerably between towns, cities and even neighbourhoods. An agent who regularly handles properties in your area should understand local prices, demand, buyer or tenant preferences and current market conditions.

Ask how many similar properties they have recently dealt with and whether they can provide examples of comparable sales or lettings. Local knowledge can also help with pricing, marketing and identifying potential buyers or tenants.

2. Understand Exactly What Services They Provide

“Property agent” can cover several different types of service. An estate agent may focus on property sales, while a letting agent helps landlords find tenants. Some agencies also provide full property management.

Before signing up, establish exactly what is included. Services might cover:

  • Property valuation and pricing advice

  • Property marketing and viewings

  • Finding buyers or tenants

  • Referencing and tenancy administration

  • Rent collection

  • Property inspections

  • Maintenance coordination

  • Sales progression or ongoing property management

If you are a landlord, determine whether you need tenant-find support, rent collection or full management. For sellers, ask how much support the agent provides after an offer has been accepted.

3. Compare Fees and Additional Charges

Price matters, but the cheapest agent is not automatically the most suitable. Two agencies may quote similar headline fees while offering very different levels of service.

Ask for a clear breakdown of all charges before agreeing to anything. Check whether there are additional costs for photography, floor plans, accompanied viewings, tenancy renewals, property inspections, maintenance administration or ending the agreement.

A useful question is:

“What will I pay in total, and what services are included in that amount?”

Getting the answer in writing makes it easier to compare agencies fairly.

4. Check Relevant Credentials and Legal Compliance

Due diligence is particularly important when an agent will handle client money or manage a rental property.

For example, relevant property agents in England must belong to an approved redress scheme, while letting and property management agents who hold client money are subject to client money protection requirements. Requirements can differ across the UK, so check which rules apply to your property and circumstances.

Ask the agent to provide evidence of relevant memberships, protections and professional credentials rather than relying solely on statements made during a sales conversation.

5. Look at Their Reputation and Reviews

Online reviews can provide useful insight into an agency's communication, reliability and customer service. However, don't judge an agent purely by its overall rating.

Read recent reviews and look for recurring themes. Pay particular attention to comments about communication, unexpected charges, handling of repairs, property viewings and how problems were resolved.

You can also ask the agent for references or speak to previous clients where appropriate. A consistent reputation across different sources can tell you more than a handful of testimonials displayed on the agency's own website.

6. Examine Their Property Marketing Strategy

Good marketing can affect how quickly a property attracts suitable buyers or tenants.

Look at the agency's current listings. Are the photographs clear and professional? Are descriptions informative? Are properties presented on major property portals where relevant? Does the agency use floor plans, virtual tours, social media or other marketing channels?

If you're selling or letting, ask how the agent intends to market your particular property rather than simply asking whether they “advertise online.”

You can also ask how they handle viewings, follow up with prospective buyers or tenants and measure interest in a listing.

7. Assess Communication Before You Commit

Communication often becomes more important once the agreement has been signed.

Find out who will manage your property or account and whether you will have a dedicated contact. Ask how frequently you can expect updates and what happens when your main contact is unavailable.

Landlords should also ask how maintenance requests and urgent problems are handled. Sellers may want to understand how the agent communicates with buyers, solicitors and other parties during the sales process.

An agent's communication during the initial consultation can give you a useful indication of how the working relationship may operate.

8. Read the Agency Agreement Carefully

Don't sign an agency agreement simply because the agent seems helpful or offers an attractive fee.

Check the contract for:

  • Length of the agreement

  • Notice and termination periods

  • Commission or management fees

  • Additional charges

  • Responsibilities of both parties

  • Marketing commitments

  • Exclusivity provisions

  • Conditions that apply after termination

Ask the agent to explain anything you don't understand. Keep a copy of the signed agreement and any fee schedules or service descriptions for your records.

9. Watch for Potential Red Flags

Some warning signs deserve closer attention before you appoint an agent. These can include pressure to sign immediately, vague answers about fees, reluctance to provide documentation, poor communication or claims that cannot be independently verified.

Be particularly cautious if an agent gives a property valuation that appears significantly higher than comparable properties without explaining the reasoning behind it. Ask what evidence supports their valuation and how they arrived at the proposed asking price or rental figure.

A Simple Checklist Before Choosing a Property Agent

Before making your decision, ask yourself:

Does the agent understand my local market?
Are their services clearly defined?
Are all fees and additional charges transparent?
Have I checked relevant credentials and protections?
Does their reputation appear consistent?
Is their marketing suitable for my property?
Have they explained how communication will work?
Have I read and understood the agency agreement?

Choosing a property agent should involve more than comparing commission rates. By checking experience, services, costs, compliance, reputation, marketing and contract terms, you can make a more informed decision and establish clearer expectations from the beginning.

Whether you're buying, selling, letting or managing property, taking time to carry out these checks can help you find an agent whose services match your requirements.
