How to Choose Among PEB Warehouse Manufacturers in North India
You have four quotes on the table. The rates differ by 20 percent. Every supplier promises top quality and on-time delivery. So who do you trust with a building that must hold your stock for the next 25 years?
That is the real job when you shortlist PEB warehouse manufacturers. The steel looks the same in every brochure. The difference shows up in the plant, the drawings and the paperwork. Here is what to check before you sign.
Manufacturer or Just a Fabricator?
Some companies buy steel, cut it in a shed and call themselves PEB warehouse manufacturers. Others run a proper plant with design, fabrication and erection under one roof. The two are not the same.
A true manufacturer designs your frame on engineering software, builds it on a controlled line and erects it with its own crew. If design is outsourced and erection is subcontracted, nobody owns the problem when a bolt does not fit. You end up chasing three different people.
Visit the Plant First
Good PEB warehouse manufacturers will happily show you their factory. Look for a built-up section line, CNC cutting, automatic welding, shot blasting and a paint bay.
Ask about monthly output. A plant doing 1,000 MT a month can run several warehouse projects at once. A small shop doing 100 MT will stretch your timeline the moment another client calls.
Then look at the stock yard. Primary members should use IS 2062 grade steel. Ask for mill test certificates and match them to the material you see.
Check the Design Basis
Your warehouse must stand against your site’s wind and seismic loads, not a generic number. Ask which codes the design follows.
IS 800:2007 covers steel design. IS 875 Part 3 covers wind. IS 1893 covers earthquake loads, and this matters across Himachal, Punjab and Haryana.
Ask for the design calculations and anchor bolt drawings before you pay any advance. A serious manufacturer shares them. One that dodges the question is telling you something.
Sheeting, Coating and Bolts
Cheap shortcuts hide in small parts. Roof and wall sheets should come with a stated coating, such as AZ150 galvalume, and a stated thickness. Ask for both in writing.
Primary frames need a proper primer system. Bolts should be high strength, grade 8.8 or better. A leaking roof or a rusting purlin shows up in year three, long after a careless supplier has moved on.
Compare Quotes the Right Way
Do not judge PEB warehouse manufacturers on rate per kg alone. Ask each one for the full MT take-off. A lighter frame at a lower rate may simply use thinner steel.
Check what is included. Foundation drawings, anchor bolts, gutters, ridge ventilators, skylights, doors and erection all add cost. A quote that leaves out erection is not a low quote. It is an incomplete one.
Ask about timelines too. For a 50,000 sq ft warehouse, 10 to 14 weeks after drawing approval is normal. Anyone promising four weeks should explain exactly how.
Red Flags to Watch For
- No factory visit allowed.
- No completed projects you can inspect.
- Design calculations not shared.
- A demand for 70 to 80 percent advance.
- Separate teams for design and site, with nobody answerable for both.
Ask for References
Request addresses of two or three completed warehouses. Visit one if you can. Look at the roof joints, the gutters and the paint finish.
Then ask the owner a simple question. Did the manufacturer come back to fix problems after handover? That one conversation tells you more than any brochure.
